Step 1: The search of a real estate agency

Step 2: Clear and precise wishes

Step 3: Property search

There are two different paths you can follow. This is the so-called purchase option contract, in Spanish: Contrato de Arras, and obliges the seller to sell the property under the agreed conditions. At the same time, it also obliges the buyer to purchase the property for the agreed purchase price and for a certain period of time.

The buyer will be required to pay a deposit of 10% of the sale price at this time. In the event of withdrawal by the seller, you will receive your deposit back in double the amount, as compensation. If you as the buyer withdraw, you will lose the deposit.

Step 5: Buy of the property- Notarial appointment

The notarial purchase agreement (Spanish: Escritura de Compraventa) is talked through in presence of a notary of your choice and is signed by all parties personally. In Gran Canaria there are some multilingual notaries. The remaining purchase price sum is paid in the same act by bank transfer or bank cheque and you receive the keys and can make use of the property immediately.
